Iwjw (Love Home)
The business, the turning points, and the decisions behind them.
01 / WHAT IT BUILT
What the company did
Iwjw (爱屋吉屋, 'Love House') was a Shanghai-based online-to-offline (O2O) real estate agency startup founded in March 2014. It aimed to disrupt how properties were bought and sold in China by bringing much of the home-buying process online — no offline stores, a searchable PC and mobile platform, and its own team of agents — promising lower costs and transparent pricing to buyers and sellers. Backed by blue-chip investors including Hillhouse Capital, Temasek, Shunwei Capital, Morningside Ventures, GGV Capital and Banyan Capital, it called itself a unicorn before appearing to enter liquidation in early 2019.
02 / Iwjw (Love Home) FAILURE REASONS
Failure reasons
Iwjw burned capital on subsidies and commissions to win users — the classic O2O land-grab — in a market where incumbent giants like Lianjia already owned offline service networks and were building their own online platforms. Heavy spending never produced defensible scale, and when the financing environment tightened, the company's five rounds of funding ran dry with no new round in sight. In early 2019 its official website was replaced by an unrelated rental app, its mobile app showed error messages, and a visit to its registered office found it did not exist — signs of a company that had collapsed and quietly entered liquidation.
