The business, the turning points, and the decisions behind them.
01 / WHAT IT BUILT
What the company did
TopHat was a UK technology-driven modular housing manufacturer founded in 2016, headquartered in London with a flagship factory in Derby that began production in 2018. It offered developers complete end-to-end services for new housing developments, building design-led modular homes indoors on production lines. Backed by Goldman Sachs, Aviva and Persimmon, investors pumped about £200 million into the company — but it never turned a profit, and ceased trading at the end of November 2024.
02 / TopHat.Io FAILURE REASONS
Failure reasons
TopHat lost money every single year: £20.4 million before tax in the year to October 2022, then £46.3 million in the year to October 2023, with earlier annual losses around £18–21 million. A sluggish modular-housing market, the energy crisis, high interest rates and rising raw-material costs crushed margins, while the company failed to secure the large-scale contracts its factory model needed and faced stiff competition from traditional housebuilders. Plans for a 60,000 sqm mega-factory in Corby were aborted at a cost of £18.3 million, and after ~70 redundancies in 2024 and the managing director's departure, the directors pulled the plug.
