REX - Real Estate Exchange
The business, the turning points, and the decisions behind them.
01 / WHAT IT BUILT
What the company did
REX (the Real Estate Exchange) was an Austin, Texas-based discount brokerage founded in 2015. It set out to disrupt the industry: salaried agents instead of commissioned ones, a flat 2% listing fee for sellers, a policy of never paying outside buyer's brokers, and — at least initially — eschewing the MLS entirely, marketing listings directly to buyers. It raised over $145 million in private equity funding.
02 / REX - Real Estate Exchange FAILURE REASONS
Why it failed
REX could never scale its model profitably. Without MLS listings, its homes got limited buyer exposure, fewer showings and weaker negotiation leverage — problems that worsened when the market cooled. Marketing costs rose, and when Zillow began segregating non-MLS listings into a low-traffic 'other listings' tab, REX's visibility collapsed. It sued Zillow and the National Association of Realtors alleging antitrust violations and deceptive practices; the courts rejected the claims (a jury ruled for Zillow in September 2023). Two rounds of layoffs in 2021 preceded the final shutdown.
